Most financed home purchases in Texas close in about 30 days from the signed contract to the closing table. Cash purchases can close in as little as a week to ten days, because there is no lender underwriting to wait on.
A typical 30-day timeline
- Week 1. Earnest money and option fee are delivered, the title order is opened, and the buyer schedules the inspection. Repair negotiations happen inside the option period.
- Week 2. The lender orders the appraisal. The title company completes its search and issues the title commitment, which the contract requires within 20 days. HOA documents are ordered if the home is in an association.
- Week 3. Loan underwriting runs, the survey is reviewed, and the title team cures anything the search turned up, like old liens needing releases.
- Week 4. The lender issues clear-to-close. On a financed purchase, the Closing Disclosure must reach the buyer at least three business days before closing. Final walkthrough, then the closing table.
What can add time
Most delays come from a short list: an old lien that was never released, a deceased owner in the chain of title requiring probate or heirship work, a power of attorney that needs lender and underwriter approval, a survey showing an encroachment, insurance that is slow to bind, or last-minute lender conditions. None of these are dead ends. They are all solvable, but each one is faster the earlier it surfaces.
How to keep your closing on track
- Respond to your lender’s document requests the same day, even when they feel repetitive.
- Do not open new credit or make large unexplained deposits during the loan process.
- Make sure your ID is current, and start your homeowner’s insurance shopping early.
- Signing with a power of attorney, or signing from out of town? Tell your escrow officer in week one, not closing week.
- Book movers with a one-day cushion rather than the afternoon of closing.
